Rent in Ho Chi Minh City by area

Rent is where districts differ most. These run from pricier to cheaper than the city average, using our own estimates from local listings:

  • District 1 Pricier District 1 is the tourist and business heart, walkable and lively, with the highest rents in the city. You pay for being in the middle of it.
  • Thao Dien (District 2) Pricier Thao Dien in District 2 is the main expat area, greener and quieter with cafes, brunch spots and international schools. Rents run well above the city average.
  • District 3 Mid District 3 sits right next to District 1 with more local character and slightly lower rents. A popular middle-ground choice.
  • Binh Thanh Mid Binh Thanh has been building fast, with riverside condo towers close to the center at below-average rents. Good value if you want new and central.
  • Phu Nhuan Cheaper Phu Nhuan is a more local district between the airport and the center, with cheaper rents and an easy scooter ride into District 1.
  • District 7 (Phu My Hung) Mid District 7's Phu My Hung is a planned township with wide streets, lakes and international schools, popular with families. Rents sit around the city average, and it is a longer ride into town.

Is Ho Chi Minh City expensive?

Saigon is cheap for rent, street food, coffee and a scooter, and closer to home prices only for imported goods, Western restaurants and tourist bars. Even a big night out is hard to make expensive here.

Sending money to Ho Chi Minh City

If you earn abroad, you are converting to dong, and the figures get big fast: a beer is 25,000 and rent is in the millions. A weak rate plus a transfer fee can cost 3 to 5% each time, which matters more the more you send.
